Las Vegas Builder Incentives: Comparison Checklist
By Joseph Walters · Las Vegas Realtor since 2008 · Life Realty District
Builder incentives can change the comparison between two new homes. Start with the written offer for the specific home you are considering. Joseph Walters can help organize your options; a licensed lender should explain financing terms and provide personalized estimates.
Ask for these details in writing
- The eligible community, home, or lot.
- The incentive amount, permitted uses, and expiration date.
- Any required contract or closing deadline.
- Whether use of a preferred lender or title company is required.
- Whether different offers can be combined.
- Any restrictions on upgrades, closing cost credits, or financing assistance.
Compare financing on equal terms
An advertised interest rate alone does not show the complete financing cost. Ask the lender for the APR, loan type and term, down payment, points, lender fees, rate lock conditions, eligibility requirements, and whether a rate adjustment is temporary or permanent. Request estimates using the same purchase price and down payment when comparing lenders.
Compare the complete home cost
Record the base price, lot premium, upgrades, incentive, estimated cash needed to close, and monthly payment including applicable taxes, insurance, mortgage insurance, and HOA dues. Ask what happens if the home is not ready before an offer or rate lock expires.
Request current offers for your shortlist
This is an educational checklist, not a live incentive sheet or financing quote. Send Joseph your preferred area, budget, and move date to request current written builder offers. Confirm all terms directly with the builder and lender.
